Funding Terms at a Glance

EMD Funding

Important: We can only fund EMDs that are soft and within the due diligence period.

$0–5k: $1,000
$5,001–15k: $2,000
$15,001–25k: $4,000
$25,001–50k: $10,000
$50,001–75k: $17,000
$75,001–100k: $25,000

EMD loans above $100k require additional approval. A non-refundable 5% upfront fee locks in funding and credits toward the total fee; $250 minimum.

Double Close & Morby Method

Up to $500k: 0.75% ($1,000 minimum)
$500k–$1M: 1%
$1M–$1.5M: 1.25%
Additional days: 0.5% per day

Two title companies: 1.5%. Funding over $1M must close with our attorney. Morby Method fees are due upfront via Zelle or wire.

We don’t fund here: Gap funding, construction loans, private money loans, or anything outside EMD, Double Close, and Morby Method.
